Finance the land for a solar park on an industrial wasteland

The project, led by the Solges Energy Group, involves the purchase of the land of a historic industrial wasteland to install a ground-mounted photovoltaic power plant located in the Oise department (60). This project contributes to the ecological transition in two ways: by revitalizing a polluted industrial wasteland and by producing local green energy on already anthropized land.

The Solges Energy Group aims to raise a target amount of 2 M€ through this operation. The funds raised will be used exclusively to finance the acquisition of the land, which will be leased for the operation of the photovoltaic park.

The 34.4 MW solar project, led by the future tenant, is currently in an advanced stage of development with a building permit obtained and free of any appeal.

OBJECTIVE

This collection of 2,000,000 € aims to finance the acquisition of the land necessary for the development of the photovoltaic project, located in the Oise (60).

USE OF FUNDS

The funds raised will be made available to the dedicated real estate company, Solges F01, a subsidiary of the Solges Energy Group. They will be used exclusively to pay for the acquisition of the land (site of the former chemical factories), the sale of which has been authorized by a court order. This operation definitively secures the land base of the project, a key step before the start of construction.

REPAYMENT

The financial exit will be ensured by the long-term bank refinancing of the project (setting up of the senior debt once the project is ready to build or in operation). A total or partial transfer of the project to a third-party investor constitutes an alternative exit strategy.

SECURITY

Total Energies Invest has obtained for its investor base a first-rank pledge on 100% of the shares of the issuing company (Solges F01), which holds the land.

Securing the Land for a Solar Power Plant in Development in the Oise

A rare opportunity to finance the acquisition of a tangible asset in the service of the energy transition. With the NOVA FRICHE project, you enable the Solges Energy Group to become the owner of a 28-hectare industrial wasteland, already authorized to host a large-scale solar power plant.

A Key Step: Land Acquisition Before Construction

It is important to understand the purpose of your investment. This €2 million fundraising is not intended to finance the purchase of solar panels or connection works immediately. It is intended for the upstream financing of land acquisition.

The funds raised will finance the land acquisition and enable the Solges Energy Group to officially become the owner of the land located in the Oise (60). Once the acquisition is completed, the land will be leased to the project’s operating company through a long-term lease, thus ensuring the enjoyment of the site for the future power plant.

Land Enhanced by a Mature Project

Why finance the purchase of this specific plot of land? Because it is no longer just a plot of wasteland, but a “ready-to-use” plot whose value has been considerably increased by the development work already carried out. The site indeed has a Building Permit obtained and free of any appeal for a 34.4 MWp photovoltaic power plant.

By financing this acquisition, you are financing a plot of land that carries the value of this project: a future power plant capable of producing the equivalent of the consumption of 7,000 households, while rehabilitating a historic industrial site.

Independent Operator of Decarbonized Energy Production

The SOLGES ENERGY GROUP is an independent French operator of decarbonized energy production through innovative renewable energy infrastructures, mastering the entire value chain (design, development, financing, construction, operation, and maintenance).

The SOLGES ENERGY GROUP was born from experienced entrepreneurs convinced of the need for energy and ecological transition, who set themselves the goal of developing and implementing innovative approaches for the production of renewable energies internationally, adapted to the needs of local actors and respectful of the environment.

In 2021, in order to accelerate the growth of SOLGES ENERGY COMPANY , currently an asset management company and subsidiary of the SOLGES ENERGY GROUP, and to secure the development of a first portfolio of 105MWc, it opened part of its capital to the French investment fund RGREEN INVEST, specialized in the financing of green infrastructures. With more than 2.9 billion euros under management, RGREEN INVEST has financed the equivalent of 4.7 GW of green infrastructures.

In 2023, the company evolved by founding the SOLGES ENERGY GROUP , with the aim of integratedly carrying out all the development, construction, and operation work of a portfolio of more than 1GW of multi-asset infrastructures in France and internationally, integrating photovoltaic production infrastructures, green hydrogen, and stationary battery storage. This evolution allows the company to have a structured dimension by activity pole with strategic partnerships on the three decarbonized technologies.

SOLGES ENERGY GROUP has based its strategy on three pillars, derived from the expertise of its founders: photovoltaics, the redevelopment of industrial wastelands and polluted sites, and technological innovation (deeptech).

Photovoltaics

With nearly 20 years of expertise in photovoltaics, SOLGES ENERGY GROUP is currently developing a portfolio of more than 800 MWc of solar power plants at various stages of maturity in France and internationally.

With its strategic partnerships, the company aims to develop and operate a 1 GWc park by 2032.

Redevelopment of Industrial Wastelands - Polluted Sites

Climate disruption and biodiversity extinction represent challenges to which we must respond pragmatically.

Based on its expertise, SOLGES ENERGY GROUP has implemented a methodology for the redevelopment of industrial wastelands and polluted sites by giving them a second life through green energy production infrastructures.

SOLGES ENERGY GROUP can transform the sites taken over into fabulous laboratories inspired by new forms of resilience, and thus showcase good practices possible in the wake of industrial activities.

By cooperating with local actors, we design around the site a dynamic focused on ecological and social issues, and the production of decarbonized energy, anchored in the long term.

DEEPTECH, Innovation at the Heart of Our Activities

The energy transition will be achieved through a significant increase in electricity production from wind turbines and photovoltaic power plants. These two technologies depend on weather conditions, and consequently produce variable and non-dispatchable energy. Hence a possible gap between production and electricity demand.

Consequently, with the massive penetration of renewable energies, new flexibility needs arise in the electrical system.

In order to meet these flexibility needs, SOLGES ENERGY GROUP is developing an Energy Management System (EMS), financed in partnership with BPI France.

SOLGES ENERGY GROUP develops hybrid and controllable photovoltaic power plants through its EMS for the integration of variable renewables into the networks, deploying innovative stationary storage solutions during the construction of its photovoltaic power plants, through battery storage or hydrogen production by electrolysis.

In December 2022, thanks to its academic and scientific partnerships, SOLGES ENERGY GROUP was awarded the FASEP call for projects - " Innovative and Sustainable Solutions for Energy Autonomy ".

Armén SEDEFIAN Entrepreneur for 29 years, Armén SEDEFIAN decides to put his entrepreneurial know-how into the field of renewable energies since 2006.

Particularly passionate about photovoltaic energy production and guided by a desire for technological mastery, he trains from the start with major technical experts in the sector such as Gérard Moine, André Mermoz, and the Compagnons du Solaire.

With a great mastery of all the processes from the development to the operation of photovoltaic power plants, he has founded and directed several companies with several thousand projects developed and hundreds of MW built.

Brieuc TURLUCHE Serial entrepreneur for more than 30 years, convinced of the need to innovate in the field of transition, Brieuc TURLUCHE joined SOLGES ENERGY GROUP in 2020.

During his entrepreneurial career, he co-founded and directed about twenty Start-Ups, specialized in semiconductors and more generally in Deep-Tech.

His career is rich in successful companies that he has led to fundraisings, IPOs, and resale. Between 2010 and 2013 within the General Commissariat for Investment, he directed two juries of the Future Investment Plan. Currently, he is a director of SATT with BPI and on the investment committee of CNRS.
